Ask five developers in Dubai to quote the same website and the numbers will not be close. That is not because someone is cheating you; it is because "a website" describes anything from a five-page template with your logo dropped in to a bespoke platform with integrations, and quotes rarely say which one is on offer.

Here is what moves the price, in order of how much it moves it.

What actually drives the cost?

How much of it is custom. A theme configured well is a fraction of the cost of a design built from scratch. Both can be good; they are not the same product.

Page count and content. Ten pages is not twice the work of five, because the system is built once — but sixty pages is genuinely more, and someone has to write them. Content is the line clients underestimate most.

Functionality. A brochure site is a known quantity. A booking system, a member area, a payment flow, a CRM integration or a live inventory feed each add real engineering.

Languages. Adding Arabic is not translation with a button. It is a second content set, right-to-left layout work, correct language tagging, and someone who writes Arabic properly reviewing it.

Who builds it. A Dubai agency prices in Dubai rent and Dubai salaries. A freelancer prices their time. A remote team prices somewhere between, with a different risk profile on both sides.

What does a template actually save?

Less than people expect, and the saving is mostly in design hours rather than in build hours.

A good theme gets you a competent layout quickly. You still pay for content, setup, speed work, tracking, testing and launch. And themes carry a tax that appears later: they ship with features you do not use, which means code the browser still loads, and they can be awkward to change in ways the theme did not anticipate.

For a small business that needs to be online this month, a theme is often the right call. For a business whose website is its main sales channel, the saving usually gets spent twice.

What is missing from most quotes?

Four things, and they are the ones that surface after you have signed.

  • Content. Who writes the copy? If the answer is "client provides", your launch date depends on a job nobody has scheduled.
  • Photography. Stock images of generic offices signal exactly what they are. Real photography is a line item.
  • Tracking. Analytics, conversion tracking, call and WhatsApp click tracking. Without it you cannot tell whether the site works.
  • Maintenance. Hosting, SSL, updates, backups and fixes. A site is not a one-off purchase; it is a small ongoing commitment.

How long should a Dubai website take?

A straightforward business site typically runs six to ten weeks from brief to launch: discovery and structure, design, build, content, testing, launch. An e-commerce build or anything with integrations takes longer.

The single biggest cause of delay is content. Design and build can run in parallel; waiting for copy cannot. If you want a fast launch, agree who is writing what in week one.

What should you own at the end?

Everything. The domain in your name, the hosting account in your name, the source code delivered to you, the analytics property yours, and the CMS accessible without asking anyone's permission.

This matters more than it sounds. Plenty of Dubai businesses discover at the worst moment that their domain sits in an agency's account, or that their "custom" site runs on a licence they do not hold. Ask the question before you pay the deposit.

Is a cheaper build always worse?

What is not legitimate: a build with no testing, no speed work, no tracking, and a CMS locked so that every future change has to be bought from the same supplier. That is not cheap, it is deferred.

What should you pay for content and photography?

Treat both as separate line items with their own deadlines, because they are the two things that stall launches.

Copy written by someone who interviews you will always outperform copy written from a brief and a competitor's site. It is also the cheapest conversion work available: the same traffic, better words, more enquiries.

Photography matters more in the UAE than people expect. A market this crowded with polished competitors punishes a site built on obvious stock images — a shoot of your actual premises, team and work is a one-off cost that lasts years.

Do you need a new site, or a fixed one?

Worth asking before spending on a rebuild. Plenty of sites that feel dated are structurally fine and simply slow, badly organised, or written for the wrong reader.

If the structure is sound and the CMS is maintainable, a focused round of work — speed, content, a clearer path to enquiry, tracking — costs a fraction of a rebuild and often moves the numbers more. A supplier who inspects your current site before quoting a replacement is worth listening to; one who quotes a rebuild without looking is selling from a menu.

What makes a site earn its cost back?

Speed, clarity and one obvious next step. A page that loads in two seconds, says what you do in the first screen, and makes enquiring effortless will outperform a beautiful site that takes six seconds and buries the phone number.
